Typically the buyer will have a 10 day inspection period to perform their due diligence on the property. At the end of their inspection period, the buyer may ask for repairs. Audrey will review your options and prepare your response accordingly.
APPRAISAL
Next will be the appraisal. It is crucial to have a list of any upgrades you have done to provide to the appraiser.
Market competence is not only important in the agent you pick but also for the appraiser. Particularly if the property is in a unique neighborhood, has solar, GREEN features, or anything out of the neighborhood norm.
CLOSING PROCESS
Once the title/escrow company has all signed documents and funds, they will release to record the new deed with the county accessors on the close of escrow day. There is no set time this will happen, so it is best to vacate the property the day before.
