Closing Time
Yay, Congratulations, it is Closing Time! Time to setup the utility services for the property. Below is a list of the Greater Phoenix Utilities for each area.
The escrow/title company will release to record in the buyer’s name once they have final signatures, all funds, and a clear to close. After the buyers are officially the new recorded owners, the keys are released. We do have a set Close of Escrow (COE) date, but not a set time on that day. Therefore, I recommend sellers try to be out the day before COE, and the buyers not plan anything until the day after COE.
Sellers – Please make sure the utilities stay on until the property closes. If there is a delay, you don’t want to have to pay extra fees to have them turned back on. Most importantly, you are required to keep them on until the property officially closes. Therefore, I generally recommend you schedule them to be turned off the day after closing.
Buyers – Some sellers will turn off the utilities on the day of closing. Since we don’t know exactly when it will close, it is best to have the utilities scheduled to be put in your name on the day of closing.
