Home inspections are a crucial part of buying a home. Once there is an accepted contract (meeting of the minds), the standard AAR Purchase Contract allows for a ten (10) day inspection period. Learn about What Due Diligence you can do during this timeframe.

Appraisal

Once we have passed inspections, it will be time to order the appraisal. The appraisal will be ordered through the lender. If the property does not appraise, the standard AAR Purchase Contract has an appraisal contingency giving you the right to cancel the contract.

The last week before closing, there will be final documents to sign with the lender and at title. It is important to remember not to let anyone run your credit or to make any major purchases while under contract. 

Closing!

Once title has all signed documents and funds, they will release to record the deed at the county accessors. There is no set time this will happen, so it is best not to make any plans for the property on the day of closing.

Now comes the real fun part! You will meet your agent at the property for the keys, and you can start moving in!

Inspection Period

Typically the buyer will have a 10 day inspection period to perform their due diligence on the property. 

Requested Repairs

At the end of their inspection period, the buyer may ask for repairs. Audrey will review your options and prepare your response accordingly.

Appraisal

Next will be the appraisal. It is crucial to have a list of any upgrades you have done to provide to the appraiser. 

Closing Process

Once the title/escrow company has all signed documents and funds, they will release to record the new deed with the county accessors on the close of escrow day. There is no set time this will happen, so it is best to vacate the property the day before.  

Market competence is not only important in the agent you pick but also for the appraiser. Particularly if the property is in a unique neighborhood, has solar or any other GREEN features.
